“I want a vacation home in the mountains!” Have you said this before?
If you live in the south in the summer…and especially Texas…you will likely be wishing for your own second home in the mountains to escape the heat! Texans love to breath in the coolness of the Rocky Mountains in the summertime. Maybe you also love to ski and are tired of hauling all your equipment every ski trip and dream of your own ski area home where friends and family can gather and relax. Do you want a second home like this…a family retreat…a getaway to share with others? Absolutely! Are you not sure you can afford a second home? Maybe.
Do you wish there was someone who had experienced having a mountain second home and would share all the tips and tricks? Well I’m right here! And there certainly is a lot for a flatlander to learn about when living at elevation! I have been there and done that…..as a native Texan I moved to Pagosa Springs, Colorado in 2004 and built my dream home on the banks of the San Juan River between the town of Pagosa Springs and the renowned Wolf Creek Ski Area. Pure Rocky Mountain Heaven!
Talk about great trout fishing! Talk about incredible snow! (Wolf Creek gets the most snow in all of Colorado!)
But I’m also here to talk with you about one method of affording this second dream home. Many in the Pagosa Springs area realize substantial income streams from renting their vacation homes when they’re not living in them. Including me! For some it’s the only way they can afford them. I lived in Pagosa for 11 years and many of those years I placed my newly built dream home into the short term rental market as I lived in another cabin nearby. There definitely are tips and tricks to short term renting you will want to know and many things you need to beware and avoid in order to do this successfully…and painlessly! Follow my future blogs as I walk you through each of these scenarios. It’ll be fun!
But the #1 thing to know before buying your second home? Is it a place you want to be more than just one season of the year? Are the temps fabulous in the summertime allowing you to have all those outdoor adventures you dream about like hiking, biking, golfing, fishing, rafting, kayaking, four wheeling, jeeping, picnicking, horseback riding, tubing, hunting and sightseeing! Is there as much to do in the winter as in the summer? Can you downhill ski, snowboard, cross country ski, skate ski, snowshoe, ice skate, sled, snowmobile, dog sled, snow tube or just have a big fire and roast marshmallows? Can you hot air balloon or soak in the hot springs year round?
These are especially critical questions if you consider short term rental income. Is it a vacation hotspot – a vacation draw – for more than one season? Within these hotspot times are holidays and in short term rental language holidays are called ‘high season rates’….think cha-ching! The higher rates you charge for those holiday time periods produce much more income and you like that!
