Help! We need a bigger house!
So it’s time to think about selling your home? We’ve all heard the mantra for home sellers: remove any clutter, remove personal effects, fix what’s broken, clean up everything and stage your rooms. While those are all good suggestions and definitely recommended, you’re going to want to know the tricks to make your home the attention grabber you want it to be so that it sells in your desired timeframe and brings the price you desire.
Here are the out-of-the-box things I did for every single showing and I was able to sell my home at the price I wanted.
Concentrate on your entrance…it says a lot about the home! Plant fresh blooming flowers close to the front door. Keep the entrance and porch swept. Put out a brand new welcome mat. Repaint or refinish the front door. No cobwebs on the ceiling! Are your light fixtures clean and are the bulbs fresh?
Wash your windows! Have them professionally done so that the screens get a thorough cleaning also. Inside and out! You want them to sparkle and catch a buyer’s eye.
Set the mood inside the house. This can be done in several ways. Lighting is critical during a potential buyer showing. Turn on the lights to highlight the home so the buyers don’t have to fumble around and possibly not find the switch at all. Light every single room! Lamps always offer a softer light that is a more soothing feel than overhead lighting. Go through every light in your home and replace bulbs that are burnt out. Lamps burning on the bedside tables invoke great images in bedrooms. A brightly lit kitchen is a big selling point. You may certainly leave a note by the front door requesting the showing agent turn off the lights if you are not returning quickly after showing.
Leave music playing softly and make sure you choose a soothing type of music that simply fills the background and is pleasant. Often times it encourages the buyers to linger and imagine themselves living in that space. That’s exactly what you want them thinking!
Be careful with fragrances! This is where you don’t want to overdo. Candles can be dangerous to leave burning and sprays can be completely overpowering. If you’re ‘masking’ and not lightly ‘adding’, you’ve likely got a problem. It’s better to address what might be causing an odor that needs masking since a no-fragrance ‘clean’ smell is better than a perfumed smell in a home. And in actuality, the old tried-and-true suggestion of having fresh baked cookies (and that accompanying wonderful aroma) does tend to create a homey feel!
Now for the little details. Clean those lovely stainless steel kitchen appliances you highlighted in the MLS description so that they are streak free and clean! And inside the oven, too! No dishes in the kitchen sink please! Yes, buyers will look in the pantry and in the cabinets so don’t just push everything off the counter into those places. And while we’re on the subject of snooping, yes, buyers will look under your sinks, in your fridge, in your medicine cabinets and every one of your closets! Plan accordingly so the buyer has no unpleasant surprises!
Most garages tend to accumulate lots and lots of ‘things’. Tidying up the garage and even considering installing overhead shelving so all those ‘things’ can be neatly stored up high will help the buyer see the true size of the garage and contributes to the overall clean feel of the home.
Got pets? It goes without saying that the last thing you need to do before you vacate the home for the showing is thoroughly clean the yard of any ‘remnants’ of those loving fur balls!
And lastly, I don’t know a thing about Feng shui but I do know one its teachings and I completely agree with it! Close all the toilet lids!
